You Shouldn't Have to Wonder Who's Actually Negotiating Your Lease.
At Peninsula CRE Group, it's always Corina Irvin. Every deal. No handoffs.
Corina Irvin is the Founder & Principal of Peninsula Commercial Real Estate Group, a boutique tenant representation brokerage she started in 2019 in El Segundo, California. She spent 15+ years at national firms, including Cushman & Wakefield and Grubb & Ellis, and has negotiated more than $750 million across 10 million-plus square feet. She personally handles every lease.
Why Corina Built Peninsula CRE Group
Corina spent over fifteen years inside national brokerages. She learned how landlords think, and how leases get won and lost.
She also saw what a smaller firm could do better. She wanted a practice built on authentic relationships, deep expertise, and client service — not hierarchy or title.
She founded Peninsula CRE Group in 2019 to be that firm. One principal. Every client.
The Assumption Peninsula CRE Group Rejects
Most tenants assume a big brand name means a senior person is working their deal.
It doesn't, and the gap costs money.
At many large firms, the experienced broker shows up for the pitch. After you sign, your search gets handed down to someone junior. You're committing to five or ten years of rent. You deserve the person you actually met.
At Peninsula CRE Group, the principal who wins your business negotiates your lease.
Your Landlord's Broker Has a Boss. It Isn't You.
The listing broker on a building owes a duty to the landlord. Their job is protecting the landlord's income, not your budget.
Walk in alone and you're the only one in the room without representation.
Corina represents tenants and owner-users only. Peninsula CRE Group never takes landlord listings. There is no other side of the table for her to serve.
15+ Years of Institutional Experience, on Every Deal
Corina brings big-firm training to a boutique practice.
She spent 8+ years as a Director at Cushman & Wakefield in New York and Los Angeles, then 5+ years at Grubb & Ellis. She holds a BS in Business Administration with an emphasis in Real Estate Finance from USC.
Her track record: more than $750 million across 10 million-plus square feet — office, medical office, industrial, and retail.
She was a conference speaker at the GlobeSt. Women of Influence Conference and an Honoree of the CREi Women of Influence Summit, 2022 through 2025. She serves on the USC Alumni Association Board of Governors and chairs the USC Marshall & Leventhal Deans' Alumni Council. She is also a member of the USC Marshall Board of Councilors. She founded the Asian Commercial Real Estate Network and hosts the Find My Next Office podcast.
How Corina Works
Leverage doesn't come from asking nicely. It comes from having somewhere else to go.
Corina tours and shortlists competing buildings before she negotiates. That gives your landlord a reason to compete for you. Without live options on the table, a renewal quote is just a number you have to trust.
Clients tell her they never wonder what's happening. She catches problems early and negotiates terms that still protect you years after you sign.
What That Looks Like in Practice
A medical sales company sat in the same office for thirty years, stuck with a landlord who refused reasonable terms. Corina built real alternatives, created leverage, and moved them into better space with their long-term costs protected.
An engineering company needed unusual power and HVAC specs, and searching alone got them almost no response. Corina found a facility that qualified and negotiated directly with the landlord.
A professional services firm faced a steep renewal increase. Corina used competing options as leverage and won a favorable renewal in the location they wanted.
One client, Cesar Olmedo, put it simply — he wouldn't trust anyone else with his commercial real estate needs.
Peninsula CRE Group Isn't for Everyone
Corina would rather tell you now.
-
If you want a large brokerage "team" where a junior broker runs the transaction
This isn't that.
-
If you want to deal straight through the landlord's broker because you think it saves money
She'll tell you plainly that it doesn't.
-
If you want the fastest close with no touring and no comparison
Look elsewhere. The comparison is where your leverage comes from.
-
She doesn't do landlord-side representation, property management, investment sales, or residential.
A tenant buying a building to occupy is different — that's squarely in scope.
Where Corina Works
Peninsula CRE Group serves four Southern California markets from its El Segundo office. Every market has its own rhythm, and Corina works all four personally.
Talk to the Person Who Will Handle Your Lease
You'll hear directly from Corina. Not an assistant. Not a junior broker. Tell her what your business needs and where you're looking. She'll tell you straight whether she can help.
That one rule — the principal handles your lease — is what the whole firm is built on →.
