Cost and Representation

  • Who does Peninsula represent?

    Tenants and owner-users. That’s the whole business.

    Peninsula does not represent landlords or buildings in a transaction. There is no dual agency.

  • Does using a tenant rep broker cost me anything?

    No. The commission is already priced into the lease whether a broker is used or not.

    Peninsula is paid by the landlord as part of the listing commission. You pay nothing out of pocket.

  • Isn’t the listing broker already representing me?

    No. The broker whose sign is on the building owes his duty to the landlord.

    Going straight to the listing broker doesn’t save you money. It just means the only broker in the room works for the landlord.

Leases and Renewals

  • How do I know whether my renewal terms are actually market rate?

    You can’t know unless you’re comparing live options in the same submarket.

    Not old comps. Not a number someone quoted you. Space you could actually move into. That comparison is the only real verification.

  • What if my landlord won’t move on renewal terms?

    A landlord has no reason to move unless you have real alternatives on the table.

    Leverage comes from live competing options, not from asking harder.

Services and Scope

  • What services does Peninsula provide?

    Four: lease negotiation, space search and site selection, financial and lease analysis, and owner-user representation.

  • What property types does Peninsula work with?

    Office, including medical office. Retail. Industrial, including warehouse, combined office/warehouse, and cold storage.

  • What size spaces does Peninsula handle?

    From 2,000 square feet to 100,000 square feet and up. Class A and Class B space.

  • Can Peninsula help me buy a building instead of leasing?

    Yes. That’s owner-user representation — buying a building your company will occupy.

    Buying property to rent out to someone else, or to hold as an investment, is outside what Peninsula does.

  • Does Peninsula handle residential, property management, or investment sales?

    No. Peninsula is commercial only.

    No residential. No property management. No investment sales. No landlord-side brokerage. The work ends at lease execution and renewal support.

    It comes straight to us. Corina or a member of the team follows up with you directly.
